This 38’ long bunkhouse camper sleeps 6 and has 1-1/2 bath, a private second bedroom and 2 ACs to keep the place cool during the hot summer. Also has a heater along with a hot fireplace during the winter! (50amp service needed) It also has a nice outdoor kitchen with a sink & refrigerator and two awnings that will keep you in the shade while enjoying the outdoors. (A supplemental awning agreement is presented at check in)The master bedroom is equipped with a big picture window at the head of the bed that allows you to stare at the night sky or simply pull the blackout shade for privacy.The back bedroom has two twin beds and a jackknife full sized sofa that can sleep up to 2 children or narrow individuals.Tank sizes:

1 black water holds 30 gallons (Toilets)

IMPORTANT INFORMATION:
1- Your camper: Make sure that the campsite can provide power service based on the camper’s needs. We do offer a 50amp to 30amp adaptors and vice versa, but keep in mind that a reduction in power limits what you are able to run. Make sure your camping slip accommodates the length of the camper. Let us know if your slip is paved, on gravel, grass or dirt if possible.2-Non-Smoking: You will risk the entire security deposit if there’s any hint of smoke inside the camper. Please do not allow anyone to smoke inside or near the windows and doors. It is just so difficult to remove the odor.3- Waste Tanks: A Waste Tank Disposal Fee can conveniently be deducted from the security deposit if there is any level of sewage or gray water. Please note that the fee is charged even if you have sewer hookup. We will provide instructions on how you can check levels and dump. Some sewage service truck companies at campgrounds are not making sure ALL tanks are completely emptied. You have the option of electing to prepay the dump fee or rent a portable waste tank if you do not have sewer hookup.4- Pets: “Trained” pets under 50lbs are welcome but please DO NOT leave them unattended inside the camper. We suggest bringing a kennel. Include the Pet fee on the reservation to avoid a non-disclosure charge from the deposit. A Pet waiver will be provided at check-in to be signed.5- Other possible charges: Renters are responsible for any tolls, tickets and towing charges which are conveniently deducted from the security deposit. When your unit is delivered, the local toll road may save miles on delivery charges but we will do our best to avoid it if it proves to be beneficial to you.6-An awning waiver will be provided t check in to be signed.Thank you!! Q.What power service does this camper require when booking a site at a campground?
A.
This camper requires 50 amp service if you want to be able to use all the features. It has 2 A/C's and other things like a microwave that could run at the same time with that service.
If you happen to book a 30 amp site, that is okay. We offer a pigtail that the cord can plug into. Note that you will only be able to run one A/C with 30 amp park service. This may be sufficient during winter months when A/C's are not really required.
Q.Are you Pet friendly?
A.
Yes BUT, we prefer pets under 50lbs and strongly recommend a crate for you to put them in so you can freely come and go if leaving them behind. People were surprised to find that the pet they thought would never destroy things has suddenly developed an urge costing them hundreds. The new environment causes anxiety for them at times. Please let us know if you are bringing a pet(s). We do charge a pet fee but it “might” be reduced if the place is cleaned well.
Q.Do you offer discounts?
A.
We offer a 10% discount on a 7+ days booking period. Otherwise, just ask if we have any current promos. We periodically offer a discount on the daily rate if one of the 3 campers we own is getting delivered.
Q.What do you charge for delivery and what does it include?
A.
Delivery charges are charged based on one way mileage. Please keep in mind that two round trips are involved since we will be picking the camper back up. The charge includes set up and break down. This means we will connect/ disconnect water, power and sewer lines but you will be required to empty ALL black and gray tanks prior to your departure to save on dump fees.
