No refunds will be given for campsite reservation errors or cancellations.Delivery/Set Up: Owner will deliver and set up the trailer at the rental location and on the rental start date listed in the confirmed booking agreement. If camping at a private campground, renter must add our names to your reservation so the owner (or owners agent) can enter.Smoking: There is no smoking allowed (cigars, cigarettes, pipes, vaping devices, e-cigarettes, drugs, etc) in the trailer. If the trailer is returned with smoking odor or evidence of smoking, it will result in the forfeiture of the security deposit plus any additional charges incurred in cleaning and/or repair.Pet Policy: Pets are not allowed in rental. If evidence of pet is found, renter will forfeit the security deposit including the additional pet deposit, and any excess damage will be charged to the renter accordingly. If large amounts of pet hair are left upon return, the renter will be charged a $300 Deep Cleaning fee.Cleaning: Please return the trailer with a clean interior. If renter has secured a “full hook-up site”, we ask that the black water tanks be emptied. If renter returns the trailer dirty, smelling of strong odor, or smelling of bleach - renter will incur a $150 cleaning service fee or a $300 Deep Clean fee if the RV requires an extensive amount of cleaning or reconditioning.Odors/Cooking: Please do not clean or field dress wild game or fish in the camper. Please do not cook or store anything with a strong smell that is difficult to remove (such as fish, deer, or certain spices). Please do not fry foods in the RV as cooking with grease in an RV causes build up. There is an outside kitchen for use, if needed, in the preparation and cooking of strong smelling food items or frying. If odors or evidence is detected, renter will be charged a $300 Deep Cleaning fee plus any additional charges incurred in cleaning and/or repair.Electrical and Gray Water Requirements: Renter acknowledges that this unit requires a minimum 30 amp RV receptacles for power to run all appliances. If there is electrical hookup, the water pump will function and shower and sinks may be used. Owner will fill the fresh water tank at drop off/orientation, and the owner will empty the gray tank at pick up.Sewage Requirements: Toilet may be used if RV is connected to a full hook-up campsite with sufficient sewage and fresh water supply connections present. If RV is not connected to a full hook-up campsite, the toilet may be used in emergency situations, however if evidence is found the black tanks were used excessively - renter will need to pay a Waste Tank Emptying fee.Toilet Care and Usage: Do not insert standard toilet paper, sanitary products, baby wipes, or flushable wipes in the toilet. Use only RV-specific toilet paper provided. If, after receiving owner approval, the renter purchases a necessary item due to an equipment failure (sewer/water hoses, refrigerator, etc), the defective item, the item purchased ,and the receipt must be surrendered upon return of the RV, in order to receive reimbursement.Appliances: The A/C, radio, awning, microwaves, etc. are considered convenience items. Should malfunctions occur with these items, no compensation will be made to renter. In case of malfunction, please consult the trailer information binder or contact owner for assistance with troubleshooting.Awning: The awning is available for use and, if weather conditions allow, the owner will set it up at drop-off. Owner will instruct the renter on how to extend and close the awning. Renter acknowledges that awnings are easily damaged due to weather or accidental misuse, are not covered by insurance, and are over $3,000 to replace if damaged. Damage to awnings for any reason, including acts of nature, or negligence, are 100% renter’s responsibility and will exceed renter’s security deposit.Rental Period Modifications/Extensions: Renter is responsible for ensuring that all rental costs and rental dates are correct. If the renter wishes to extend the rental period, renter must call for approval and agree that this document will also extend, be valid and enforceable for the entirety of the extended rental period. If renter does not vacate at the scheduled rental period end date and time and has not called owner for approval to extend the rental period, renter will be charged additional rental day(s), and any inconvenience fees incurred by the owner or next renter.Refund/Credit: There will be no refund/credit for any lost rental time for any issue(s) that arises beyond the owner’s control. This includes, but is not limited to, flat tire(s), weather, acts of nature, no shows, late arrivals, early departures, campground cancellations, damage to any and all systems within the RV that were working at pickup (refrigerator, heater, LED lights, sound system, etc.), damages to any part(s) of RV whether the renter was at fault or not, or due to renter’s or any guests’ negligence.The following extra fees will occur if the Outdoorsy RV Rental Agreement and the Supplemental Rental and Rules Agreement is not adhered to. Fees include but are not limited to:WASTE TANKS: For full hook up sites, black tank must be emptied prior to pick up or a $150 charge will be assessed. If camping at a standard site with no sewage hook up, the black tank may be used in emergency situations but there will be a $150 waste emptying fee if black tank is excessively used.SMOKING: $500 security deposit plus any additional charges incurred in cleaning and/or repair will be assessed if evidence of smoking is found or smell of smoke is detected in the RV.PETS: Pets are not allowed in rental. If your campsite is farther than 50 miles from Traverse City - contact us and we will see if we can make it work for an extra delivery fee.RecommendationsThere are so many great campground options within an hour of Traverse City! And once you are settled in - there is so much to do: climb the dunes at Sleeping Bear National Lakeshore, take a bike ride on the Leelanau Trail, explore small towns like Suttons Bay, Leland, Glen Arbor or Northport, horseback ride at Ranch Rudolph, ride the ferry out to the South Manitou island, rent a pontoon boat for a ride to Power Island, kayak down the Platte River, take a stand-up paddleboard out on the Grand Traverse Bay, grab some ice cream at Moomers, mountain bike the VASA trail, or pick up some fresh food at the farm stands on Old Mission peninsula. You must have a 30 amp electrical connection to use the air conditioning.Additionally, by renting this vehicle you agree to the following Supplemental Rental and Rules Agreement.This supplemental policy outlines additional terms, conditions, and subsequent fees specific to this Recreational Vehicle.Rental Location: This trailer may be used at the address listed in the confirmed booking agreement. The renter and any other party agrees not to tow or otherwise move the trailer from the rental location. Unauthorized movement of the trailer will result in a loss of the security deposit.Campground Reservations: All campground reservations must be made separately with the campground. No refunds will be given for campsite reservation errors or cancellations.Delivery/Set Up: Owner will deliver and set up the trailer at the rental location and on the rental start date listed in the confirmed booking agreement. If camping at a private campground, renter must add our names to your reservation so the owner (or owners agent) can enter.Smoking: There is no smoking allowed (cigars, cigarettes, pipes, vaping devices, e-cigarettes, drugs, etc) in the trailer. If the trailer is returned with smoking odor or evidence of smoking, it will result in the forfeiture of the security deposit plus any additional charges incurred in cleaning and/or repair.Pet Policy: Pets are not allowed in rental. If evidence of pet is found, renter will forfeit the security deposit including the additional pet deposit, and any excess damage will be charged to the renter accordingly. If large amounts of pet hair are left upon return, the renter will be charged a $300 Deep Cleaning fee.Cleaning: Please return the trailer with a clean interior. If renter has secured a “full hook-up site”, we ask that the black water tanks be emptied. If renter has NOT secured full hookup, sinks and showers may be used and the owner will empty gray water tanks. Please do not use chlorine bleach inside the RV as it will cause damage to the sewage tanks, furniture, and flooring. If renter returns the trailer dirty, smelling of strong odor, or smelling of bleach - renter will incur a $150 cleaning service fee or a $300 Deep Clean fee if the RV requires an extensive amount of cleaning or reconditioning.Odors/Cooking: Please do not clean or field dress wild game or fish in the camper. Please do not cook or store anything with a strong smell that is difficult to remove (such as fish, deer, or certain spices). Please do not fry foods in the RV as cooking with grease in an RV causes build up. There is an outside kitchen for use, if needed, in the preparation and cooking of strong smelling food items or frying. If odors or evidence is detected, renter will be charged a $300 Deep Cleaning fee plus any additional charges incurred in cleaning and/or repair.Electrical and Gray Water Requirements: Renter acknowledges that this unit requires a minimum 30 amp RV receptacles for power to run all appliances. If there is electrical hookup, the water pump will function and shower and sinks may be used. Owner will fill the fresh water tank at drop off/orientation, and the owner will empty the gray tank at pick up.Sewage Requirements: Toilet may be used if RV is connected to a full hook-up campsite with sufficient sewage and fresh water supply connections present. If RV is not connected to a full hook-up campsite, the toilet may be used in emergency situations, however if evidence is found the black tanks were used excessively - renter will need to pay a Waste Tank Emptying fee.Toilet Care and Usage: Do not insert standard toilet paper, sanitary products, baby wipes, or flushable wipes in the toilet. Use only RV-specific toilet paper provided. Should the sewage tank become clogged, the renter will be responsible for repairs and loss of use (minimum repair cost is $750).Sink Care and Usage: Please do not allow food debris to be placed in sink drains. The renter will be responsible for repairs resulting from food particles and debris in RV sink drains.Minor Repairs: If there are minor damages, please consult with the owner who may approve a minor repair. The defective parts and receipt must be submitted for reimbursement. If, after receiving owner approval, the renter purchases a necessary item due to an equipment failure (sewer/water hoses, refrigerator, etc), the defective item, the item purchased ,and the receipt must be surrendered upon return of the RV, in order to receive reimbursement.Appliances: The A/C, radio, awning, microwaves, etc. are considered convenience items. Should malfunctions occur with these items, no compensation will be made to renter. In case of malfunction, please consult the trailer information binder or contact owner for assistance with troubleshooting.Awning: The awning is available for use and, if weather conditions allow, the owner will set it up at drop-off. Owner will instruct the renter on how to extend and close the awning. Renter acknowledges that awnings are easily damaged due to weather or accidental misuse, are not covered by insurance, and are over $3,000 to replace if damaged. Damage to awnings for any reason, including acts of nature, or negligence, are 100% renter’s responsibility and will exceed renter’s security deposit.Rental Period Modifications/Extensions: Renter is responsible for ensuring that all rental costs and rental dates are correct. If the renter wishes to extend the rental period, renter must call for approval and agree that this document will also extend, be valid and enforceable for the entirety of the extended rental period. If renter does not vacate at the scheduled rental period end date and time and has not called owner for approval to extend the rental period, renter will be charged additional rental day(s), and any inconvenience fees incurred by the owner or next renter.Refund/Credit: There will be no refund/credit for any lost rental time for any issue(s) that arises beyond the owner’s control. This includes, but is not limited to, flat tire(s), weather, acts of nature, no shows, late arrivals, early departures, campground cancellations, damage to any and all systems within the RV that were working at pickup (refrigerator, heater, LED lights, sound system, etc.), damages to any part(s) of RV whether the renter was at fault or not, or due to renter’s or any guests’ negligence.The following extra fees will occur if the Outdoorsy RV Rental Agreement and the Supplemental Rental and Rules Agreement is not adhered to. These fees, if assessed, will be deducted from renter’s security deposit, and any additional cost, if necessary, will be charged to renter’s credit card on file with rental platform. Renter authorizes the rental platform to charge renter’s credit card on file for the additional fees along with a 15% processing fee. Wonderful family get away. Got in late after a 9 hour drive and Matt had everything set up for us. He came the next day to walk us through everything and check in on us. Perfect amount of space for 2 adults and 2 teenage boys. Clean, functional, and comfortable. Highly recommend Lake Leelanau RV resort as the place to it delivered. Thanks Matt!

Melissa and Matt were amazing to work with. The unit was clean, huge and easy for us as they set up. Would highly recommend them and this RV. We used it as extra sleeping space in our yard for our wedding reception. And, there is an outdoor kitchen, fridge and speakers if you need that.
