Complete with linens, towels, utensils, pots, pans, plates, glasses, outdoor chairs, grill, microwave, oven, Keurig coffee maker with coffee, RV toilet paper and paper towels. It also has a 43” TV complete with YouTube Live TV, HBO, Showtime, Netflix and more.
It’s in excellent condition with two 5 gallon propane gas tanks to last the duration of most trips, Coleman foldable grill in like new condition, zero gravity chair and a couple more regular outdoor chairs, premium cushioned mattress topper for the queen bed in master and for the bunk beds.
The bunk beds are almost full size so two smaller kids could sleep per bunk if needed. 250 lb maximum on the top bunk.
Comes with nice size refrigerator and freezer, toaster oven large enough for small pizzas, gas heat (space heater as well) and comfortable AC. Plenty of storage for clothes and extra gear. 17ft electric retractable awning, microwave, outdoor speakers and sound bar. Everything you need for a great camping experience.
Complete delivery and setup to most of the Smoky Mtn Area campgrounds and take down for a flat $120 fee. Can tow to camping site up to 50 miles from the Smokies area for an additional charge of $2.75 per mile due to terrain in the area. Contact me for longer trips due to mountainous region.

Visit Wears Valley, Gatlinburg attractions, Townsend and the Apple Valley (best coffee beans ever), go eat at The Old Mill (have one person wait in line for a group), see Anakeesta, tube the Little River, and most importantly...relax. The camping lifestyle is awesome!
Bring toiletries, use RV designated toilet paper only, get wet in shower and flip the water saver lever. 6 gallon tanks heat fast but you have to conserve the water. It’s easy to be comfortable for 10-15 minutes if your wise with your water consumption. Use the space heater on cold nights with thermostat and gas as backup on 65 or so. Gas is expensive and doesn’t last long with the heat going. (5-7 days typically)

We have 6 cats, 2 dogs and 6 children so life is busy. We love to camp and our RV is the perfect size to pull with most trucks while still having plenty of space and amenities to make for a great outing. The KOA in Townsend staying on the river has been our favorite trip so far.

Dean was very friendly and provided necessary equipment and instructions for 3 nights of successful dry camping between Cades Cove and Elkmont. The camper performed well with a bit of generator charging in morning and evening. Highly recommend this camper and owner for great experience!
