Registration and Arrival Check-In Procedure - Check-in is at 2 PM for RV and tent sites, 4 PM for cabins, yurts, and lodge rooms. - If you do arrive early, we are happy to see if your room is available; however, we can’t guarantee that an early check-in will be available at that time. - At check-in, your credit card will be pre-authorized for in-room incidentals. - Any room incidental charges will be appropriately billed to your credit card upon departure. - Check-Out is 10 AM for cabins, yurts, and lodge rooms, 12 PM for RV and tent sites. Guaranteed late check-out may be purchased at the time of booking. - You may also request a late checkout up to 24 hours in advance for an additional fee of $40, but we cannot guarantee availability. - If you are experiencing mechanical issues with your RV that will delay your departure, let the office know by 10 AM. - If late checkout is not arranged with management, an additional charge of $100 per hour will be assessed for late departures with a minimum of a one-hour charge. - While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision for spot placement. Minimum/Maximum Stay Policy - There is a two-night minimum stay on weekends (Friday & Saturday nights). However, the minimum stay requirements will be dropped within 14 days of the stay. - Guests may not book stays longer than 14 days. Refund Policy - You may cancel for a 95% refund up to 10 days before your stay. - Within 10 days of your stay, no refunds will be made. - Modifications may also be made at no additional charge up to 10 days before your stay. - Camping is a great outdoor experience; therefore, we do not give refunds due to inclement weather, unless management deems weather conditions to be dangerous due to flooding, snow, or ice. - No refunds will be made for failure to check in, delayed arrival, early departure, changes in work schedule, or illness. Occupancy Policy - The maximum number of guests per cabin, yurt, or lodge room is listed on our website and booking engine. We strictly adhere to these maximum occupancy numbers. - RV and tent site includes 4 people. - Additional guests 4 and older are an additional $10. - One tent is allowed per tent site. - Campers are financially responsible for damage incurred by their guests while on the property. - Any damages incurred to the campground facilities will be charged to the camper’s credit card. Vehicle Policy - All lodging types include 1 vehicle. - Additional vehicles can be added for $25 per night. - All overnight vehicles must display a hang tag, obtained from the front desk. - Vehicles without tags may be towed at owner’s expense. - No vehicle maintenance or repairs on site. - The rate includes 1 car. Speed Limit - The speed limit is 5mph and will be strictly enforced. Pet Policy - We welcome pets to our property, as long as they are noted in your reservation. - We have certain cabins and yurts designated as “pet-free” to protect our guests with allergies, so we want to ensure we have you placed in the right location. - Pets are not allowed in the bathhouse, laundry, or lodge. As a result, pets are also not allowed in lodge rooms. - A maximum of 2 pets per cabin, yurt, and tent site, and 3 per RV site. - The pet fee is $10/pet/night. - Pets are required to be on a leash at all times. - The pet owner is responsible for any injury or damages incurred during their stay. - Pets may not be left unattended or tethered. - No excessive barking or aggressive behavior is allowed. - You must clean up after your pets. - Pet cleanup stations are available throughout the property, but please use the designated pet walk area whenever possible. Campfire Policy - Fires are allowed in designated fire rings only and must not be left unattended. - Do not remove fire rings. - Do not burn plastic, glass, or garbage. - Do not burn logs larger than the fire ring. - Fires must be extinguished before leaving for the day and before final checkout. Environmental Preservation Policy - Do not move or stack rocks in streams as they disturb fish eggs, salamanders, and other wildlife. - Our streams hold natural trout not large enough to eat. - Fishing in streams is catch and release only. No treble hooks. - Please be mindful of your surroundings while fishing. - We have many bears in the area. - All food (including pet food) must be stored in your vehicle, RV, or cabin overnight and any time you’re not present at the site. Trash Policy - Trash valet services may be available throughout business hours. - In the event they are not available, or outside typical business hours, garbage must be taken to dumpsters before leaving for the day and before dusk. - If management must clean up your site, there will be an extra charge commensurate with the work required. This includes picking up cigarette butts. Firearm, Smoking, and Alcohol Policy - No fireworks, firearms, or illegal substances are allowed on the property. - Refrain from smoking within 500 ft of common areas. - No smoking inside any rental unit. - A $350 fee will be incurred for smoking inside your guest room. - Please do not leave cigarette butts on the ground Dispose of cigarette butts in receptacles provided throughout the campground. This policy refers to cigarettes, cigars, e-cigarettes, and burning of candles or incense. - The legal drinking age in Tennessee is 21 years. - ID is required by all persons purchasing or consuming alcoholic beverages. Disturbance Policy - Quiet time is from 10-8. - No washing campers or vehicles while in the park. - No generators allowed. - No nuisance, noxious, offensive, or discriminatory behavior is allowed. Safety Policy - If you have any after-hours utility problems, call campground management. Do not attempt to work on it yourself. - Swimming in the pool/creek is at your own risk. - A parent or guardian must supervise children at all times. - No glass bottles are allowed in the pool or common areas. - Report any problems with your site to our staff immediately. - We adhere to and maintain all state, country, and local laws. - Roamstead is not responsible for lost, stolen, or damaged property. Deposits & Payments - When booking, 100% of the reservation balance will be collected. - Payment for all retail items and gift certificates will also be collected. Credit Card Security - Your credit card information is stored and processed securely. Taxes And Fees - All accommodations are subject to applicable taxes based on the nightly room rate. Changes In Offerings - Amenities and services are subject to change without notice. - Specific sites or room numbers are not guaranteed and are subject to change. - You may request a specific site for an additional locking fee of $25, subject to availability. Communication and Correspondence - By staying with Roamstead, you consent to receive marketing, promotional, and sales emails, as well as direct or automated emails regarding your stay with us. - You may opt out of this correspondence at any time. Terms and Agreement - Additionally, the guest assumes all risks and dangers incidental to the activity of camping in a rustic outdoor environment, including, but not limited to: injury by insects or other animals, injury while participating in recreational activities at the resort, injury as a result of inclement weather conditions, injury while swimming in the pool or creeks, or injury from tripping over rocks, roots, or other natural hazards. - Guest agrees that Roamstead and its owners and employees are not liable for injuries or property damages resulting from such causes.
